Payment Terms

1. End-to-End Flow

1. A new Lister (or Both) account pays a one-time $50 onboarding fee through Stripe. Buyers pay nothing to sign up.
2. The renter selects a listing and dates, and is shown the rent and the refundable security deposit.
3. The renter pays the security deposit to SublettingU through Stripe at reservation.
4. Funds are held by SublettingU until the renter's move-out date.
5. On move-in day, first month's rent is paid directly to the lister's connected Stripe account.
6. The deposit is returned to the renter within 7 days of move-out unless the lister files a damage appeal.

2. Lister Onboarding Fee

SublettingU charges a one-time $50 fee to users who select the Lister or Both account type. This fee is collected during signup, before any listing can be created or activated. Buyer accounts are free. There is no per-booking commission, service fee, or revenue share on rent.

3. Lister Payout

• — The lister receives 100% of every rent payment. SublettingU does not take a commission.
• — Rent is paid directly to the lister's connected Stripe account on move-in day.
• — Listers must complete Stripe Connect onboarding (including identity and tax information) before their first payout.
• — Payouts may be delayed if Stripe flags the account for additional review or if the renter raises an active dispute.

4. Stripe Connect

SublettingU uses Stripe Connect to handle payments and payouts. Listers must connect a Stripe account to receive funds. By using the platform you agree to the Stripe Services Agreement and Connected Account Agreement, and authorize SublettingU to facilitate transfers on your behalf.

5. Renters Insurance

Renters insurance is strongly recommended for every sublease. SublettingU does not provide property or liability insurance. Renters are encouraged to purchase a short-term policy from providers such as Lemonade, State Farm, or others. If a listing requires renters insurance, the renter must provide proof prior to move-in.

6. Tax Obligations

Listers are solely responsible for declaring sublease income and paying any applicable taxes (federal, state, local, or transient occupancy). SublettingU may issue Form 1099-K to listers who exceed thresholds set by the IRS or state tax authorities. We do not provide tax advice; consult a qualified tax professional.

7. Disputes

If a renter believes the property does not match the listing or is uninhabitable on move-in, they may open a dispute through their Bookingspage within 48 hours of move-in. SublettingU will pause the lister's payout while we investigate. Most disputes are resolved within 5 business days. SublettingU may offer partial refunds, full refunds, or rebooking credits at our discretion.

8. Chargebacks

If you initiate a chargeback with your card issuer instead of using SublettingU's dispute process, your account may be suspended pending review, and you may be liable for chargeback fees and the disputed amount. Always reach out to payments@sublettingu.com first — we resolve nearly every issue without involving your bank.

9. Currency

All prices and payouts are in U.S. dollars (USD). International cards may incur foreign transaction fees from the cardholder's bank.
