This Cancellation Policy is incorporated into the SublettingU Terms of Use and governs how cancellations, refunds, and payouts are handled for Bookings made through the SublettingU platform. By creating a Booking, both the Renter and the Lister agree to the terms below.
SublettingU holds no funds and is not the merchant of record. Rent and deposit are paid off-platform directly between the Renter and the Lister — no money passes through SublettingU, and any refund is settled directly between the Renter and the Lister.
The schedule below reflects what the parties agree to, but SublettingU does not collect, hold, or disburse funds — all payments and any refunds are settled directly between the Renter and the Lister.
If the Renter cancels a Booking, the following refund schedule applies to the rent portion of the Booking:
2.1. 14 or more days before move-in — 100% refund.
2.2. Between 48 hours and 14 days before move-in — 75% refund.
2.3. Within 48 hours of move-in — 50% refund.
2.4. After the move-in date — No refund, except as set forth in Section 4 (Material Misrepresentation).
The Renter is responsible for any payment-processor fees that are not recoverable from the processor.
If a Lister cancels a Booking after acceptance, the Renter is entitled to a full refund of all amounts paid. SublettingU may use commercially reasonable efforts to relocate the Renter to a comparable Listing, but is not obligated to do so.
Repeated or last-minute Lister cancellations are a material breach of the Terms of Use and may result in suspension or termination of the Lister's account, forfeiture of pending payouts, and recoupment of costs incurred by SublettingU or the Renter.
A Renter is entitled to a full refund and may cancel without penalty if, on or within 48 hours of move-in, the property is materially different from how it was represented in the Listing. Material misrepresentations include, but are not limited to:
The Renter must report the issue through the Platform within 48 hours of move-in for this Section to apply. SublettingU may, at its discretion, withhold pending payouts, recoup amounts already paid out under Section 9.7 of the Terms of Use, remove the Listing, or suspend the Lister's account pending resolution.
If a Booking cannot be honored due to circumstances beyond either party's reasonable control — including natural disaster, sudden uninhabitability of the property, government order, or a documented medical or family emergency — SublettingU may, in its sole discretion, modify the refund schedule above to provide a fair outcome to both parties. Documentation may be required.
6.1. Initiate the cancellation through the Platform from the Booking page. This creates a record of the cancellation timestamp, which determines the applicable refund tier.
6.2. If you believe Section 4 (Material Misrepresentation) applies, file a report through the Platform within 48 hours of move-in and include photos or other documentation.
6.3. Approved refunds are issued through the original payment method and typically reach the Renter within five (5) to ten (10) business days, depending on the Renter's issuing bank.
Renters are required to attempt resolution through the Platform before initiating a chargeback with their bank or card issuer. Chargebacks initiated without first using SublettingU's cancellation and dispute features may result in loss of refund eligibility and suspension of the Renter's account. SublettingU is not obligated to contest or submit evidence in connection with any chargeback (see Section 9.6 of the Terms of Use).
If the other party refuses to honor a refund, fails to respond, or you suspect fraud, email support@sublettingu.com or use the in-platform report function. SublettingU reviews every report and may remove users who act in bad faith.
To the extent of any conflict between this Cancellation Policy and the Terms of Use, the Terms of Use govern. Capitalized terms not defined here have the meanings given in the Terms of Use.
