This Cancellation Policy applies to every booking made on SublettingU. By booking or accepting a booking, you agree to the rules below.
Refunds depend on how far in advance the renter cancels relative to the move-in date:
1.1. Cancellation 14 or more days before move-in — 100% refund
1.2. Cancellation between 48 hours and 14 days before move-in — 75% refund
1.3. Cancellation within 48 hours of move-in — 50% refund
1.4. Cancellation after the move-in date — No refund
The Lister onboarding fee is a one-time, non-refundable charge for Lister and Both account activation and is not part of any individual booking.
If a lister cancels a confirmed booking at any time before move-in, the following applies:
2.1. The renter receives a 100% refund, including all fees.
2.2. The lister is charged a $50 cancellation penalty.
2.3. The cancellation is recorded on the lister's profile and may affect their ability to list in the future.
SublettingU evaluates emergency cancellations on a case-by-case basis when a verified emergency prevents either party from honoring the booking.
3.1. Qualifying events may include serious illness, death in the family, natural disaster, government travel restrictions, or property uninhabitability caused by force majeure.
3.2. Documentation is required for all emergency cancellation requests.
3.3. To request an emergency cancellation, email support@sublettingu.com with the booking reference and supporting documentation.
4.1. Sign in to SublettingU.
4.2. Navigate to your Bookings page.
4.3. Open the booking and click “Cancel booking”.
4.4. Confirm the cancellation. The applicable refund amount will be calculated and displayed before you confirm.
5.1. Refunds are issued to the original payment method used at the time of booking.
5.2. Funds typically appear within 5–10 business days, though some banks may take longer.
5.3. SublettingU is not responsible for delays caused by your bank or card issuer.
6.1. If you believe a cancellation has been processed incorrectly, contact support@sublettingu.com within 30 days of the cancellation.
6.2. Initiating a chargeback before contacting SublettingU may result in account suspension.
