Every listing on SublettingU must follow the rules below. These exist to protect renters from misleading listings and to keep the marketplace trustworthy.
Every listing must clearly state whether the unit is furnished or unfurnished. If furnished, list the major included items (bed, desk, couch, kitchen items, etc.). Unfurnished listings should make this clear so renters can plan accordingly.
Every listing must explicitly answer:
Move-in and move-out dates must be specified exactly and reflect the actual sublease term. Move-in dates must be in the future. Move-out dates must be after the move-in date. Listings will not be approved without valid dates.
Before a listing goes live, the lister must upload one of the following documents showing their name and the listed address:
SublettingU reviews each submission within 1–2 business days. Submissions are stored privately and used only for verification.
The Property Guidelines field must clearly state any specific rules — quiet hours, parking instructions, building access procedures, trash collection days, or anything else a renter needs to know. Hidden rules surfaced after move-in are not enforceable through SublettingU and may lead to refunds against the lister.
You are solely responsible for ensuring that subletting is legal and permitted under your lease, condominium documents, HOA rules, and local laws (including short-term rental ordinances and tenancy regulations). SublettingU provides a marketplace; we do not provide legal advice and cannot determine whether your sublet is lawful.
Listings may be removed for any of the following:
Repeat violations result in permanent suspension of the listing account. SublettingU reserves the right to refund affected renters at the lister's expense.
