Listing Policy

1. Photos

• — A minimum of 5 real photos is required.
• — Photos must be of the actual unit you are listing — current, unedited, and accurate.
• — Stock photography, AI-generated images, marketing renders, or photos of similar but different units are prohibited.
• — Photos must include at minimum: a primary living area, the bedroom(s), the bathroom, and the kitchen.
• — The first photo serves as the cover photo.

2. Furnishing Disclosure

Every listing must clearly state whether the unit is furnished or unfurnished. If furnished, list the major included items (bed, desk, couch, kitchen items, etc.). Unfurnished listings should make this clear so renters can plan accordingly.

3. House Rules

Every listing must explicitly answer:

• — Pets allowed? If yes, list any size or species restrictions.
• — Smoking allowed? Indoor smoking, outdoor smoking, or none.
• — Guests allowed? Day visitors and overnight guests handled separately.
• — Parties / events allowed? Most leases prohibit these — be honest.

4. Dates

Move-in and move-out dates must be specified exactly and reflect the actual sublease term. Move-in dates must be in the future. Move-out dates must be after the move-in date. Listings will not be approved without valid dates.

5. Proof of Right to Sublet

Before a listing goes live, the lister must upload one of the following documents showing their name and the listed address:

• — Current lease or rental agreement
• — Recent utility bill (within the last 3 months)
• — Bank statement showing the address
• — Other official mail with name and address

SublettingU reviews each submission within 1–2 business days. Submissions are stored privately and used only for verification.

6. Property Guidelines

The Property Guidelines field must clearly state any specific rules — quiet hours, parking instructions, building access procedures, trash collection days, or anything else a renter needs to know. Hidden rules surfaced after move-in are not enforceable through SublettingU and may lead to refunds against the lister.

7. Pricing

• — The listed price must include any utilities or fees you require the renter to pay you.
• — Listings cannot include “contact for price” or hidden fees revealed only after booking.
• — SublettingU does not add any per-booking service fee to the price renters see. Listers pay a one-time $50 onboarding fee at signup; the listing price is what the renter pays.

8. Legal Compliance

You are solely responsible for ensuring that subletting is legal and permitted under your lease, condominium documents, HOA rules, and local laws (including short-term rental ordinances and tenancy regulations). SublettingU provides a marketplace; we do not provide legal advice and cannot determine whether your sublet is lawful.

9. Removal Policy

Listings may be removed for any of the following:

• — Inaccurate or misleading information.
• — Use of fake, stolen, or stock photos.
• — Failure to upload property verification within 14 days of creating the listing.
• — Discriminatory language or rules.
• — Multiple unresolved complaints from renters.
• — Any violation of these rules, our Terms, or the law.

Repeat violations result in permanent suspension of the listing account. SublettingU reserves the right to refund affected renters at the lister's expense.
