Student sublets near UMich typically run $800–$1,500 per month for a room in a shared apartment or house. The Central Campus Area (State Street, South University, the Hill) commands the highest prices for walking distance to the Diag and the central academic buildings. Kerrytown and Burns Park run mid-range with strong neighborhood character. The Old West Side and Water Hill are slightly farther but offer more space and lower rents. Many Ann Arbor sublets bundle utilities and heating — important given Michigan winters.
Central Campus — the rectangle between State Street, South University, Washtenaw, and East Huron — is the prime student neighborhood, walkable to the Diag, the Law Quad, and most academic buildings. South University Avenue is dense with student apartments, restaurants, and bars. The Hill neighborhood is popular with sophomores and juniors moving out of dorms. Kerrytown is favored by graduate students for the farmers market, co-ops, and quieter streets. Burns Park is a residential neighborhood preferred by Ross MBA, law, and medical students. North Campus serves engineering and art-and-design students.
Start in February or early March. UMich's engineering co-op rotations, Ross MBA summer internships (consulting, banking, tech), and medical school rotations all rotate out of Ann Arbor in May. Engineering students heading to Detroit automakers, tech firms in SF and Seattle, and consulting roles in Chicago and NYC post their apartments early. Central Campus furnished sublets are typically gone by early April. Visiting summer researchers and interns at Michigan Medicine and the engineering labs drive strong inbound demand.
For most undergraduates in their sophomore year and beyond, and for nearly all graduate students, subletting near UMich is meaningfully cheaper than on-campus housing once meal plans are excluded. A Central Campus summer sublet runs $800–$1,200/month all-in. Off-campus apartments in Kerrytown, Burns Park, and the Old West Side often come in below that. Sublets also include kitchens (no required meal plan), in-unit laundry, and often parking. First-year students required to live on campus are an exception.
Ann Arbor is one of the most walkable and bikeable college towns in the country. Most students in Central Campus, Kerrytown, and Burns Park manage without a car. UMich runs free campus buses connecting Central, North, and Medical Campuses. TheRide (AAATA) covers most of the city. A car is helpful for grocery runs to Meijer or Costco and for trips to Detroit Metro Airport, but most undergraduates and many grad students do without one.
