SublettingU only works when everyone — renters, listers, and staff — treats each other fairly. These guidelines are the baseline. Violating them puts your account at risk.
Use real photos. Describe the unit accurately. Disclose any known issues. If something changes — dates, price, availability — update the listing right away. The same applies to renters: use your real name, your real ID, and provide truthful information when asked.
Communicate professionally. Reply to messages in a reasonable timeframe. Show up when you say you will. If you need to cancel or reschedule, give as much notice as possible.
SublettingU prohibits discrimination based on race, color, ethnicity, national origin, religion, sex, sexual orientation, gender identity, marital status, disability, age, or any other characteristic protected by law. This applies to listings, messages, reviews, and every other interaction on the platform. Discriminatory listings are removed; discriminatory users are banned.
Threats, slurs, sexual harassment, doxxing, stalking, or other abusive behavior is grounds for immediate ban. There is no “just kidding” warning here.
All payments must run through SublettingU. Anyone asking you to Venmo, Zelle, wire, or otherwise pay them off-platform is almost certainly running a scam. Reporting these requests helps protect everyone — see Section 7.
Subletting is regulated differently in every city. You are responsible for following short-term rental ordinances, lease terms, condo or HOA rules, and any registration or tax requirements that apply. SublettingU does not provide legal advice.
If you see a listing or message that violates these guidelines, report it. Use the report button on the listing or message, or email trust@sublettingu.com. Reports are confidential. False reports made in bad faith are themselves a violation.
When violations are confirmed, we generally apply the following:
SublettingU reserves the right to skip warnings and suspensions when a violation is severe.
