Chicago's two major research universities โ Northwestern in Evanston and the University of Chicago in Hyde Park โ generate strong demand for student sublets year-round. The city's finance, consulting, and tech internship corridor along the Loop and River North drives summer subletting activity. Evanston and Hyde Park are both dense, walkable university neighborhoods with strong short-term rental markets.

Student sublets near Northwestern range from $1,100 to $2,000 per month for a room in a shared apartment in Evanston. Near the University of Chicago, Hyde Park sublets run $1,000 to $1,900. Both neighborhoods are significantly more affordable than Chicago's River North or Lincoln Park areas. Utilities are often included in Hyde Park sublets given the older housing stock.
For Northwestern: Evanston (especially near Sherman Avenue and Davis Street) is the most popular, with Rogers Park as an affordable spillover neighborhood on the Red Line. For University of Chicago: Hyde Park is the primary student neighborhood โ 53rd Street and 57th Street corridors have dense student housing. Kenwood and Woodlawn are slightly farther south with lower rents.
March and April. Northwestern students leaving for summer internships in finance and consulting (mainly NYC, SF, and Chicago Loop) post apartments in late winter. UChicago students with summer fellowships or internships elsewhere do the same. Chicago's consulting and banking internship season starts in June, so sublet demand from visiting interns picks up quickly in late April.
Northwestern's Evanston campus is served by the CTA Purple Line (Davis and Foster stops) connecting directly to downtown Chicago in 30โ40 minutes. University of Chicago is served by the CTA Red Line (55th-56th-57th Street stop) and the #6 bus. Both campuses are very walkable within the immediate neighborhood. A car is helpful but not necessary for either campus.
